Terms of Service

By creating an account, listing a property, or registering interest in a listing, you agree to these terms and to our Privacy Policy. If you use the service for an organization, you represent that you are authorized to bind it.

We provide a listing and lead-generation platform. We are not a real estate brokerage, escrow agent, debt collector, credit reporting agency, or law firm. We do not represent buyers or sellers, do not hold funds for a transaction, and provide no legal, tax, financial or investment advice. Any purchase, negotiation or foreclosure process happens directly between the parties and their own licensed professionals.

• Only an authorized representative of a homeowners association or its management company may create an organization and publish listings.
• You must upload proof of authority (for example a board resolution or management agreement) and be approved before any property becomes publicly visible.
• You warrant that every delinquency amount, arrears date, property status and contact detail you publish is accurate, lawfully disclosable, and kept up to date, and that publishing it does not violate your governing documents or applicable state law.
• You will remove or correct a listing promptly once the delinquency is cured, the property is sold, or the information changes.
• You may not publish Social Security numbers, financial account numbers, or other sensitive personal data.

• Property listing subscription — $9 per listing per month. Each published property is a separate subscription. Charged monthly through Stripe until cancelled. Cancelling stops future charges and removes that listing from the public marketplace at the end of the paid period.
• Buyer unlock — one-time fee per property ($49 for a verified homeowner, $79 for the HOA). This reveals the contact details of buyers who consented to sharing them. Buyer counts and offer ranges are always free to view.
• Browsing, searching, registering interest and submitting indicative offers are free for buyers, investors and agents.
• Fees are stated in USD, exclusive of any applicable taxes, and are non-refundable once the listing is published or the unlock is delivered, except where required by law.

An indicative offer registered on this platform is an expression of interest only. It is non-binding, is not a contract to purchase, and creates no obligation for any party to sell, negotiate, or respond. Any binding agreement must be made separately in writing in accordance with applicable real estate law.

Buyers control whether their contact details may be revealed through the consent checkbox on the interest form. Parties who unlock a buyer list may use the contact details solely to discuss the specific property. Reselling, exporting for other purposes, bulk marketing, or adding buyers to unrelated mailing lists is prohibited and terminates your access.

Do not scrape, harvest, or bulk-download listings or buyer data; do not misrepresent your identity or authority; do not harass homeowners or buyers; do not use the service for discriminatory practices prohibited by the Fair Housing Act or for any purpose governed by the Fair Credit Reporting Act; and do not attempt to bypass verification, payment, unlock, or access controls.

You keep ownership of the content you submit and grant us a non-exclusive licence to host, display and distribute it as needed to operate the marketplace. We may remove content or suspend accounts that violate these terms.

The service is provided "as is" and "as available", without warranties of any kind. We do not guarantee the accuracy of association-supplied information, the availability of any property, or any outcome from a listing or an unlock. To the maximum extent permitted by law, our aggregate liability arising out of the service is limited to the amounts you paid us in the twelve months before the claim, and we are not liable for indirect, incidental, or consequential damages.

You will indemnify and hold us harmless from claims arising out of the content you publish, your use of buyer contact details, or your breach of these terms or applicable law.

You may close your account at any time. We may suspend or terminate accounts for violations, non-payment, or failed verification. Listing subscriptions end at the close of the paid period.

We may update these terms and will post the revised version here with a new date; continued use means acceptance. These terms are governed by the laws of the state in which HOA Hot Sheet is organized, without regard to conflict-of-law rules. Questions? Email legal@hoahotsheet.com.
