Why use HOA Hot Sheet?

We bridge the gap between community management and opportunistic buyers.

Verified Listings

Every listing is posted directly by the HOA, including current delinquency amounts and foreclosure status.

Transparent Discovery

Search by city, subdivision, or price range and see exactly what is owed before you reach out.

Community First

We give HOAs a clear, respectful way to recover dues and protect neighborhood property values.

How it works

A simple two-sided marketplace connecting HOAs with buyers and investors.

For HOAs

  1. 1

    Create your organization

Register your HOA and invite board members or community managers to collaborate.

  2. 2

    Add delinquent properties

Enter the address, delinquency amount, how long the account has been in arrears, and HOA contact details.

  3. 3

    Publish to the marketplace

Subscribe this listing for $9/month to make it visible to buyers and investors. Each property is billed separately. Cancel anytime.

See the bids. Unlock the buyers.

Every listing now collects buyer interest and non-binding indicative offers. HOAs and verified homeowners can unlock the people behind them — with the buyer's permission, always.

Public buyer signal

Anyone can see how many buyers signed up to bid on a property and the range of indicative offers — no account, no fee. Identities are never shown publicly.

One-time unlock

A verified HOA ($79) or a homeowner with an approved ownership claim ($49) can unlock a property's buyer list to see names, emails, phone numbers and offer amounts — and sell directly instead of heading to foreclosure.

Consent-first by design

Buyers tick a box to allow their information to be viewed. Unchecked means masked — an unlock will never reveal a buyer who opted out, and consent can be withdrawn anytime.

How unlocking works

  1. 1

Buyers register interest on a listing and optionally add a non-binding indicative offer.

  2. 2

The listing page shows the buyer count and offer range to everyone, with identities masked.

  3. 3

The HOA — or the homeowner, once their ownership claim is approved — purchases a one-time unlock.

  4. 4

Contact details for every consenting buyer are revealed so a direct sale conversation can start.

Your privacy commitments

  • Buyer names, emails and phone numbers are never displayed on public pages.
  • Contact details are shared only after an explicit opt-in checkbox and a purchased unlock by a verified party.
  • Unlocked details may be used only to discuss that property — resale and bulk marketing are prohibited.
  • Indicative offers are non-binding. HOA Hot Sheet is not a brokerage, escrow agent, debt collector or credit reporting agency.
  • Delinquency figures are supplied by the listing association, which warrants it is authorized to disclose them.
